 What Its Fractional Ownership?

The Owners Club is a vacation home membership concept that provides a unique, cost-effective alternative to conventional second home ownership.

The "membership home" concept offers fractional ownership of private luxury vacation homes with club membership privileges in one of the most desirable places in the world “PUERTO MIO in the Mexican Pacific coast

What is the concept of member ownership?

l        As a member of The Owners Club, you own part of a private vacation home – an investment with real value. Most are single-family homes with only 13 members, and each development has a small number of homes, which creates an exclusive community environment among residents. Members can share their vacation experience with family, friends and business associates for 27 or more days each year.

Why is The Owners Club a more sensible option than buying a conventional vacation home?

l        With your Owners Club membership, you buy a fraction of a well-appointed private home that includes the benefits of belonging to an exclusive club community with amenities and personal concierge service not available to conventional homeowners. This is a smart investment because most people today use a vacation home on only holidays or long weekends. As a member you have the luxury of deciding the length of each stay in your "home away from home," be it two days or two weeks at a time. The Owners Club takes care of maintaining the properties to ClubCorp standards of excellence, so your investment will hold its value over time with none of the expenses and headaches of owning and maintaining a conventional second home for a fraction of what a single home would cost.

Why is The Owners Club a better option than renting or staying at a hotel on your vacation?

l        You stay in a private, single family, well-appointed home. When you become a member, you are investing in an asset that can be passed down to your children. The Owners Club is not a lodging experience, it’s a resort/club experience in a private vacation home. There is also tremendous flexibility in the length of the stay: you choose when you want to go and how long you want to stay. As a member, another advantage is that you can get to know your neighbors as they return year after year because The Owners Club is a community of members.

What does a typical home look like?

l        The Owners Club homes are detached, single family, Four-bedroom, Four-bath homes ranging from 2,000 to 2,700 square feet in size. Homes are fully furnished with high-end furniture and finishes, and they include amenities such as two master bedrooms, big-screen TVs, washers and dryers. Every home has a Infinity pool  and patio garden to enjoy the exquisite views of the Mexican Pacific.

What Its Fractional Ownership?

l        It’s not about what you can afford but more about the best use of your investment dollars.

l        In the resort real estate market, fractional ownership is a rapidly growing alternative to whole ownership.  It consists of owning an “Undivided fractional fee-simple interest” in a specific property.  In simple terms, you are buying your vacation home in partnership with other owners who share the cost with you.

A use schedule is established that often runs many years into the future.   Management of the property is looked after by a third party or by one of the partners.  Often maid service is provided during the turn-over from one property owner to another, enhancing the enjoyment of the property.  An annual budget is established and owners make monthly or quarterly payments to cover utilities, insurance, taxes and the like.

Fractional vacation homes are not a new concept - for decades buyers have split ownership and use of a vacation home to defray costs.  And while many fractional home buyers could afford the whole property, they elected to purchase a fractional share because of the limited time they know they could spend at their vacation home. The logic of this form of purchase is truly fueling the growth and interest in this type of ownership

l        Quality oceanfront homes or condominiums on the Puerto Mio private comunity range in price from $1,000,000 on the low side to millions of dollars on the high side.  The trouble is, even when you're not here enjoying it, you are financially on the line for all the costs of its continuous cleaning, painting, upkeep, taxes, utilities and maintenance.  For some, there is a better way to achieve the goal of buying their “place at the beach.”

l        Were offering two Quality oceanfront homes  condominiums on the Puerto Mio private comunity one in the price of $160,000 for (1/13th) and the other one in the price of $175,000 for (1/13th)

l        A thirteenth share is popular as it provides one weeks use of the property each season for a total of four weeks per year.  For people traveling from any distance, that is just about the right number of weeks.  For those who want more time at the beach, they purchase multiple shares.

The Second Villa is a single family, three-bedroom, Four-bath home with  2,500 square feet in size. Homes are fully furnished with high-end furniture and finishes, and they include amenities such as , big-screen TVs, washers and dryers. the home has a Infinity pool  and patio garden to enjoy the exquisite views of the mexican pacific.
